Is it Worth Self Building Your Home?

About twenty thousand United Kingdom residents build their own homes each year. They decide that instead of paying a real estate agent to find them a pre-built home or hiring a contractor to do the building for them that it is easier and more cost efficient to simply build their dream home themselves. With so many people undertaking the building of their own homes, what does this mean for the Construction Industry? Is building your home really a cost effective alternative to paying someone else to build it for you or buying a home that has already been constructed?
Obviously the biggest difficulty when a person decides to build his own house comes down to whether or not he is experienced enough to actually undertake all that is involved in self building a home. If he does not have a lot of experience with construction or electrics, he will have quite a hard time building a home that is safe and functional. Of course, if he does that the experience needed to build a home that will meet local safety and building codes, than doing all of the work himself could save him quite a bit of time and money!
How does a person choose the best location on which to build his or her new home? If you are new to self building, it is probably best to spend some extra money and hire someone to help you figure out which location is best for self building. This can depend on what kind of lot you want, and it can also depend on local zoning codes. A professional builder will be able to help you find the land you desire without eating up too much of your building budget.
Finding funding for a self build project will be challenging. Lending institutions like to fully understand all areas of a project before they agree to loan money for that project.
Qualifying for a mortgage loan or a loan for a contractor’s estimate is easier because all areas of the project will be well defined. With a self build project, the builder might not know ahead of time how much money she will need to successfully build her home. Find out if your lending institution funds self build projects. If they do not, they might be able to recommend an institution that will loan you the money.
Self building can save experienced construction and electrics expert quite a bit of money. For those who aren’t sure whether or not the project is up their alley, further research should be done before making a decision.
